Framing Cost Per Square Foot: What Is Actually Inside That Number
Published framing figures disagree by multiples because nobody states what they include. Here it is, taken apart.

What framing cost per square foot is measuring
Two things float in every quoted figure. The denominator: finished floor area, framed footprint, or wall surface. The scope: sticks only, sticks plus labor, or a turnkey shell.
The National Association of Home Builders runs a cost survey showing how far the second choice swings the answer. Its 2024 edition covers a new home of 2,647 square feet finished.

The survey’s own caveat: 41 usable builder responses, a typical home rather than a representative one. Best bound framing figure published, and not your market.
The material side, priced by the member
No retailer publishes a framing price per square foot, because framing is not a product. What they publish is each member, at a price the yard will honour. These are one branch each of two regional chains, one serving Texas and its neighbours, one the Midwest. Across one chain’s branches these same items swing 36% to 89%, so read this as shape, not your number.

Sheathing is the one member that genuinely prices per square foot, because a panel is a fixed 32 square feet. That is about 40 cents a square foot before waste. Everything else needs a count, and a count needs the plan.

Stud spacing is set by what the wall carries
The cheapest lever people reach for is 24 inches on centre instead of 16. It is not always yours to pull. The prescriptive table allows a 2×4 bearing stud at 24 inches where the wall carries a roof and ceiling assembly only, or one floor only. Put a floor and a roof on the same wall and the 2×4 drops to 16 inches.
A 2×6 holds 24 inches through that floor plus a roof and ceiling. That is why a first floor often goes 2×6. Bearing studs cap at 10 feet of unsupported height.

From a carpenter wage to a billed framing hour
Labor is the other half, and the published wage is not it. Carpenters are occupation 47-2031 in the federal wage survey. Its May 2025 national release puts the median at $29.12 an hour across 670,090 carpenters, with the 10th percentile at $19.43 and the 90th at $48.03. Those are wages employers pay employees, and the survey skips the self employed.

One line there is a published federal figure, the employer half of social security and Medicare. Workers compensation is quoted per $100 of payroll by class code, state and claims history. No national number belongs there.

What moves the number most
- Trusses against a stick roof. The survey breaks trusses out at $4.87 a square foot, where not included in the framing line.
- Height and storeys. Taller walls burn longer studs and more panels. A second floor changes your allowed spacing.
- Roof shape and openings. Hips, valleys, dormers and headers add cuts, and cuts are hours.
Re-derive it before it goes in a bid
A per square foot figure is a sanity check, never a price. Use one to ask whether your number is in the right postcode. Then bid the take-off: sticks off the plan, panels off the surface, hours off your crew.
