Is a hand takeoff still worth it in 2026?

Framing ran 16.6 percent of construction cost in the NAHB Cost of Constructing a Home survey for 2024, down from 20.5 percent in 2022. Miss by a few percent there and you miss by real money. The miss is almost always in the same two places. One is a lumber price pulled from memory. The other is a waste factor that got quoted but never multiplied in.

A hand takeoff still wins on accuracy. It just costs hours per house. Here are the 8 steps, and the fix for each leak.

How to estimate framing in 8 steps

  1. Take off the framed area

    Pull three numbers off the plans. Walls in linear feet of plate. Floors in square feet. Roofs on the slope. Multiply the plan area by 1.118 at a 6 in 12 pitch, or 1.414 at a 12 in 12.

  2. Count members by system

    Studs at 16 inches on center run wall length in inches divided by 16, plus one, plus corner and intersection studs. Plates run about three times the wall length on a standard wall, one bottom plate plus a double top plate. A single top plate is allowed only where it is tied per IRC Table R602.3.2. Roofs get rafters per slope, or a truss package.

  3. Convert to board feet

    Board feet equal nominal thickness times nominal width in inches, times length in feet, divided by 12. A 16 foot 2×6 is 16 board feet, so 100 of them is 1,600 board feet. Studs and sheets price per piece instead.

  4. Add sheathing and connectors

    Sheathing is framed area divided by 32 square feet per 4 by 8 sheet, for walls, subfloor, and roof. A 1,500 square foot floor takes 47 sheets before waste, about 52 after. Then price hangers, ties, hold-downs, straps, and nails off the structural plan.

  5. Apply the waste allowance

    The published onsite allowance is 10 percent for lumber, 10 percent for panels, and 5 percent for engineered wood. Trusses sit outside it, ordered to the roof plan. Run higher on cut-up plans. Then actually multiply it in.

  6. Load the labor rate

    BLS counts 670,090 carpenters at a $29.12 median hourly wage, with the 10th percentile at $19.43 and the 90th at $48.03. That is a base wage, not what an hour costs you. Stack payroll taxes, workers comp, liability, vehicle, and overhead on top.

  7. Carry permits and handling

    Small lines, which is exactly why they get dropped. The frame gets inspected before it is covered, so budget attendance plus one correction return.

  8. Stack overhead and profit

    Do not mark up and hope. Take direct cost and divide by 1 minus your combined overhead and margin rate. NAHB reports an average 8.7 percent net profit margin for single-family builders in 2023, up from 7.0 percent in 2020. Set that rate first.

What a frame costs, and what to quote
