Finish Levels L1 to L5 to Spec on Every Estimate

- Ceiling surface: 1,500 sq ft (single side)
- Total surface: 3,750 + 1,500 = 5,250 sq ft
- 5,250 / 32 = 164 raw sheets
- 164 x 1.10 waste = 181 sheets ordered (round to 185 for safety)
Generally, a 4 x 8 sheet of 1/2 inch drywall runs $13 to $18, so the material cost on a 185-sheet order lands at roughly $2,400 to $3,300 before tape, mud, and corner bead. However, for cut-up rooms (lots of closets, archways, soffits), bump the waste to 15 percent and order 190 sheets.
Estimating Best Practices for Drywall Contractors

Name the finish level. In writing. Always.

Generally, the IRC permits 1/2 inch on ceilings when the board runs perpendicular to framing spaced up to 24 inches on center, and 16 inches on center when it runs parallel. Specifically, 5/8 inch becomes the minimum at 24 inches on center where a water based texture is applied, by hand or by spray, unless you use 1/2 inch sag resistant gypsum ceiling board instead. On the garage side of a garage to residence separation wall the IRC requires 1/2 inch minimum, and 5/8 inch Type X applies where the garage sits beneath a habitable room. Therefore, list the thickness for every surface so the inspector signs off without questions.
Bake in the dump fee
