How to write a tile estimate in 5 steps

Step 1: Measure every area separately

Take a tape and a notepad through every room. Floors, walls, niches, curbs, thresholds, backsplash runs. Measure to the inch and round up. Common tile estimate mistakes that kill margin

Forgetting the waterproofing line

You bid the tile and labor, then the homeowner picks a shower and you eat the Kerdi or RedGard cost. Always list waterproofing as a separate line for any wet area, even if no membrane brand is locked in yet.

Bidding raw square footage

Quoting 96 sq ft of tile for a 96 sq ft floor leaves you short by the time you cut the room. Add 10% straight-lay, 15% diagonal, 20% herringbone or large-format. Bake the waste into the materials line.

Skipping the trim count
