What a flooring estimate app has to deliver

Plenty of tools will hand you a square footage. That number has never won a job by itself. The client on the other side of the room is waiting to hear what the floor costs and when you can start.

So the bar is a priced bid with material, labor, and fees on separate lines, produced while you are still standing on the subfloor. If a tool stops at area, you are still going home to build the estimate.

How the scan to estimate flow runs

1. Open a job per room

   Kitchens, baths, and stairs price differently from open living space. One job per room keeps the breakdown defensible when the client trims scope.

2. Capture the field

   Photograph the floor and the perimeter. On a Pro iPhone you can use the LiDAR room scan instead, which is an iOS Pro device feature.

3. Describe the spec

   Material, plank or tile size, direction, underlayment, and transition count go in the description. Voice input works if your hands are on a pry bar.

4. Read the itemized estimate

   In about 6 seconds you get material, labor, and fee lines separated, each carrying a unit, a quantity, and a price per unit.

5. Add the conditions, then send

   Put tear out, haul away, and floor prep on their own lines, set markup, and hand over a branded quote the client signs to approve.

What the scan gives you and what it does not

A room scan gives you geometry, fast and repeatably. That is genuinely the tedious part of a flooring bid, and handing it to the phone is a real win.

What it cannot do is read what is under the floor. Subfloor flatness, moisture, squeak, and finished height against the door jambs are judgment calls. You make them kneeling down, not by pointing a lens. Those conditions are where flooring bids go wrong, so give them their own lines instead of a rounded up rate.

There is a hardware limit too. Google puts the accurate depth band at half a meter to about five meters. Apple states its LiDAR Scanner “measures the distance to surrounding objects up to 5 meters away”. A long open plan runs past that. Capture it in sections.

The rate the number has to clear

Median pay for flooring installers and tile and stone setters was $54,390 a year, or $26.15 an hour, in May 2025, per the Bureau of Labor Statistics. The lowest 10 percent earned under $36,910 and the highest 10 percent more than $89,320.

Inside that group the spread tells you where to hold your rate. Floor layers, excluding carpet, wood, and hard tiles, ran $56,460. Tile and stone setters ran $55,690, floor sanders and finishers $50,440, and carpet installers $50,340. Working under construction of buildings paid $59,090 against $55,990 for specialty trade contractors.

BLS also notes the work is physically demanding, with much of the day spent reaching, bending, and kneeling. On commercial jobs it adds that crews may work evenings and weekends to avoid disturbing business operations. Price the schedule, not just the floor.
