Tile contractor pricing starts at the wage floor

Tile contractor pricing has a floor: what the work pays. Median pay for flooring installers and tile and stone setters was $54,390 a year in May 2025. That is $26.15 an hour, per the U.S. Bureau of Labor Statistics. The lowest 10 percent earned less than $36,910, and the highest 10 percent more than $89,320.

Inside that group, the detailed occupations do not pay alike.

So a tile setter sits second among the flooring trades. Still, the billing rate is never the wage. Payroll taxes, workers comp, liability, the truck, and unbilled time all ride on the billable hour. That spread is labor burden. A copied square foot number leaves it out.

Substrate prep is the line a flat square foot price hides

BLS describes the work plainly. Installing floors and tiles requires a smooth, even base of mortar or plywood. On remodels, crews may first have to remove old flooring and smooth the surface.

Prep is not a favor you throw in. It is demolition, haul off, flattening, and any waterproofing the assembly calls for. On a remodel you cannot see it until the old floor comes up.

So quote prep as its own line. If the substrate is still buried, price it as an allowance with a stated unit rate. One blended square foot number prices the tile and eats the prep.

Layout complexity is what breaks the rest of a flat rate

BLS also describes the sequence. Tile installers cut tiles using wet saws, tile scribes, or handheld tile cutters. Then they spread mortar or mastic with trowels before setting the tile. Finishers grout after that.

Every one of those steps scales with cut count, not with floor area. A running bond field is not a herringbone with a niche and a curb. Meanwhile the pace has a ceiling, because the work means steady reaching, bending, and kneeling.

So price the layout. Count cuts, inside corners, niches, curbs, and transitions. That is the part of tile contractor pricing a square foot number cannot carry.

Silica control is a cost line, not a formality

OSHA’s silica standard for construction is 29 CFR 1926.1153. It covers all occupational exposures to respirable crystalline silica in construction work. The only carve out is exposure below 25 micrograms per cubic meter, as an 8 hour average. Cutting tile, stone, and mortar puts a setter inside it.

Table 1 lists each task, its engineering control, and the required respiratory protection. The respirator side runs in two duration columns: at or under 4 hours a shift, and more than 4 hours. Two saw rows matter here.

For stationary masonry saws, the control is an integrated water delivery system that continuously feeds water to the blade. Required respiratory protection in both columns: none.

For handheld power saws of any blade diameter, the control is that same water feed. But the respirator column then splits by where you cut. Used outdoors, none at or under 4 hours and APF 10 above that. Used indoors or in an enclosed area, APF 10 in both columns.

Read that as a pricing rule. A stationary wet saw fed with water carries no respirator obligation. The same crew cutting handheld inside a closed bathroom owes APF 10 respirators from hour one.

The standard also requires a written exposure control plan, reviewed at least annually. Name a competent person to inspect job sites and equipment. That is overhead, so it belongs inside the loaded hour.

1. Start at the loaded hour

   Take the wage you pay, then add taxes, insurance, the truck, and unbilled time. Divide by the hours you can truly bill.

2. Price prep as its own line

   Quote demolition, flattening, and waterproofing separately, after you see the substrate. On a remodel, state an allowance with a unit rate.

3. Price the layout, not the area

   Count cuts, niches, curbs, and thresholds. A pattern carries more hours per square foot than a straight field.

4. Apply margin last

   Margin goes on after labor, prep, material, and dust control. Applied earlier it hides a cost you forgot.
