href="https://swcostestimator.app.link/ce-ai" rel="noopener" target="_blank">SimplyWise Cost Estimator

Flooring contractor pricing starts at the wage floor

Median pay for flooring installers and tile and stone setters was $54,390 a year in May 2025, or $26.15 an hour. The lowest 10 percent earned under $36,910. The highest 10 percent earned more than $89,320. Those figures come from BLS.

Construction trades workers ran a median of $58,150 in the same survey, so the flooring profile sits below the trades median. Rate discipline falls on you, not the market.

Not every floor pays the same

Read the profile carefully, because it is a bundle. BLS reports one occupation group and then splits it.

Detailed occupation

Median annual wage, May 2025

Jobs, 2025

Floor layers, except carpet, wood, and hard tiles

$56,460

29,800

Tile and stone setters

$55,690

45,200

Floor sanders and finishers

$50,440

4,700

Carpet installers

$50,340

17,400

Never quote the group number as your crew’s number. The floor layer line pays about $6,120 a year more than carpet. And wood is not in this table at all: BLS counts wood flooring installers under carpenters, who ran a $60,580 median in May 2025.

The billable hour is never the wage you pay

Payroll taxes, workers comp, liability, the van, saws, and sanders ride on the hours you bill. So does drive time and the free walk-through.

Flooring also buries unbillable hours inside billable ones. Moving furniture, pulling base, tearing out, hauling debris, and leveling the substrate all happen before a plank clicks. That gap is labor burden.

SimplyWise Cost Estimator turns a photo into an itemized, branded estimate in about 6 seconds. It breaks out material, labor, and fee lines.

The tear-out is a regulated line

Here is the gate under every older remodel bid. OSHA writes it plainly: resilient flooring material including associated mastic and backing shall be assumed to be asbestos-containing unless an industrial hygienist determines that it is asbestos-free using recognized analytical techniques.

The default is not clean. Removing vinyl and asphalt flooring in buildings constructed no later than 1980, where you have not verified the absence of asbestos, is what OSHA calls Class II work, which also covers wallboard, floor tile and sheeting, and construction mastics.

The work rules that follow are the price. Flooring or its backing shall not be sanded. Rip-up of resilient sheet flooring is prohibited. Dry sweeping is prohibited. Tiles come up intact unless that is not possible. Cleanup runs through a vacuum with a HEPA filter and a metal floor tool with no brush. All Class II work is supervised by a competent person.

Practical read: on any pre-1981 resilient floor the choice is testing or Class II procedures, and both cost money. Price the lab turnaround, or price the slower intact removal, the HEPA cleanup, and the trained supervision. Never quote that tear-out at your normal demo rate.

Skip the retyping

Once you settle the rate and the fee lines, hand typing is the slowest part. SimplyWise Cost Estimator turns a photo into an itemized, branded estimate in about 6 seconds. Every line carries a unit, quantity, and price per unit. Pricing is $29.99/mo or $239.99/yr, about $20/mo on annual, with a 7-day free trial.

SimplyWise Cost Estimator

Prep decides whether the square foot number holds

Installing floors and tiles requires a smooth, even base of mortar or plywood, and on remodeling jobs somebody may have to remove the old floor and smooth the surface first. BLS says so, and every callback you have eaten says so louder.

So price the substrate as its own scope. Grinding high spots, patching low spots, self-leveling, replacing soft subfloor, and slab moisture testing are separate operations with separate materials. An installed rate that quietly includes unlimited prep loses money the first time a slab reads wet.

BLS notes carpet installers and floor sanders and finishers have some of the highest rates of injuries and illnesses of all occupations. Kneepads, goggles around grinders and sanders, and dust masks in poorly ventilated rooms are overhead, so recover them in the rate.

Put the invisible work on its own line

The planks are the cheap part. Furniture, base and trim, tear-out and disposal, substrate prep, and transitions are where the hours go. Bury them in one installed number and you lose the bid, then lose money on the next.

So state each one. Those lines also recover your overhead instead of burying it.

Build your flooring contractor pricing in this order

Start at the loaded hour

Take the wage you pay for the material class you actually install. Add taxes, insurance, the van, and the prep hours nobody bills.

Price the tear-out first

If the existing floor is resilient and the building predates 1981, price testing or Class II removal before you price a single box.

Give prep its own scope

Grinding, patching, leveling, subfloor repair, and moisture testing get stated lines. An installed rate cannot carry unlimited prep.

Apply margin last

Margin goes on after labor, material, prep, and disposal are on the page.
