Why does pole barn cost move so much by seller?
Two things drive it: what the kit includes, and what lumber costs that week. Locke Buildings states its scope in writing: kit pricing covers materials only, not site preparation, concrete, labor, or installation. Every number in the table buys materials, delivered, nothing else.

What the kit price never includes
Locke and Keen’s both say so directly: the kit is materials, delivered, and you handle site prep and assembly. Everything after the truck leaves is separate: the slab, site grading, erection labor, and permits and utilities. Hansen and PBS Direct do not spell it out, so confirm with your own quote.
