Deck contractor pricing starts with what the work pays. Median pay for carpenters was $60,580 a year in May 2025, or $29.12 an hour. The lowest 10 percent earned under $40,410. The highest 10 percent earned more than $99,910.

Those figures come from the Bureau of Labor Statistics. Construction trades workers ran a median of $58,150 in the same survey, and all occupations ran $50,980. So carpenters sit above both, and any rate built on a generic labor number is already short.

Residential work pays under the nonresidential number, and that is where deck work sits. Meanwhile 27 percent of carpenters are self-employed and 23 percent sit in residential building construction, so your competitor hires from the same crew.

The billable hour is never the wage you pay

Still, the wage is only the floor. Payroll taxes, workers comp, liability, the truck, saws, and the trailer ride on the hours you bill. So does drive time. So does the free walk-through.

Decks also bury unbillable hours inside billable ones. Layout, string lines, digging and pouring footings, and squaring the frame all happen before a single board goes down. Quote the boards, eat the layout, and the loaded hour is fiction. That gap is labor burden.

Also price the calendar. Most carpenters work full time, but extreme temperatures and weather move building timelines, and that moves your hours. A May rate will not carry November.

Height turns a deck into a different price

A deck two steps off the grass and a deck off a second story door are not the same job. OSHA requires fall protection at elevations of six feet in the construction industry. Above that trigger you are pricing guardrails, harnesses, staging, and often a second set of hands.

BLS lists falls, slips, and trips among the common injuries for carpenters, alongside strains from lifting materials. All carpenters must pass the OSHA 10-hour safety course. That training is overhead, so recover it in the rate.

An old deck carries a tear-out line that breaks bids

Replacement work is where deck contractor pricing quietly breaks. Chromated arsenicals, the group that includes chromated copper arsenate, have been used as wood preservative pesticides since the 1940s. Before 2004 that treated wood went into residential structures such as decks and playsets.

In December 2003 manufacturers voluntarily discontinued those products for homeowner uses. EPA does not require removal of existing structures built with that wood. So the boards are still out there, and you are the one cutting them.

That changes your demo line. The EPA says to wear goggles and a dust mask when sawing wood treated with chromated arsenicals, and never to burn preservative treated wood in a residential setting. For waste generated by a business rather than a household, the generator is responsible for determining whether it is hazardous waste under the Resource Conservation and Recovery Act. State and local programs may add their own disposal instructions.

Put the invisible work on its own line

Boards are the cheap part. Footings, the ledger and its flashing, stair stringers, railing, and haul-away are where the hours go. Bury them in one deck number and you lose the bid to a cheaper quote.

So state each one: tear-out and disposal, footings, framing and ledger, stairs and railing, access, and finish. Those lines also recover your overhead instead of burying it.

1. Start at the loaded hour

   Take the wage you pay. Add taxes, insurance, the truck, and the layout hours nobody bills. Then divide by the hours you can sell.

2. Price the tear-out first

   If the deck predates 2004, price demo, dust protection, and a confirmed disposal route before you price a single new board.

3. Split structure from surface

   Give footings, framing, stairs, and railing their own lines. Then the decking boards are not carrying the whole job.

4. Apply margin last

   Margin goes on after labor, materials, access, and disposal are on the page. Applied earlier it hides a cost you forgot.
