Roof repair cost starts with the trip, not the square

A re-roof sells by the square. A repair does not. Somebody drives out, finds the failure, fixes it and leaves. Three numbers set the price: the truck, the crew hours, and the material the failure eats.

The visit itself is the part nobody publishes. We looked for a price a roofing company is bound by. Everything we found was a lead generation cost guide, which is not a source. So this page prints no diagnostic fee.

What the material actually costs

Every price below sits on a listing where the seller names the product and states its price.

The valley roll carries one listing, so treat it as single source. The rest carry two sellers each.

What we will not price

Shingle bundles and ridge cap bundles are what a repair crew reaches for most, and neither seller publishes a price. Both list the product and print zero, because the yard quotes bundles.

So the calculator counts bundles from published coverage and leaves the price blank. IKO prints 33 and one third square feet per Cambridge bundle, three to the square.

What the labor side pays

The occupation is Roofers. The May 2025 national median is $26.65 an hour, the mean $27.95.

The spread matters more. Across 135,490 roofers the 25th percentile is $22.24, the 75th $31.44, the 90th $39.29.

Those are wages an employer pays an employee, and the survey skips the self employed. Your billed rate sits above it once burden and margin go on.

The code decides how the repair gets done

Base flashing at a vertical sidewall is continuous or step flashing, 4 inches high and 4 inches wide at a minimum, under R905.2.8.3. On shingles that means step flashing, so a wall leak means tearing shingles back.

An open metal valley lining has to be at least 24 inches wide under R905.2.8.2. Shingles need a 2:12 slope or steeper under R905.2.2.

When a repair stops being a repair

Rot is the first. Shingles have to fasten to a solidly sheathed deck under R905.2.1, so a soft spot means cutting sheathing out. A 7/16 inch sheet is $12.98. The labor to open the roof and dry it in again is the real cost.

Layers are the second. R908.3.1.1 bans a recover where the roof already carries two or more applications of any roof covering. Everything comes off.

3. Count the pieces, then price them

   Start at the wage, then add burden, truck and margin.
