Why foundation bids lose money in the dirt

Foundations run 10.5 percent of the cost of building a single family home, per the NAHB 2024 cost survey. Big line, risky line.

The risk is not the concrete. It is what you cannot read off the plan: soil, water, and access. Price the ground, not just the yards.

How to estimate foundation work in 8 steps

  1. Pick the foundation type

    Read the plan first. A slab on grade, a stem wall, a full basement, and a pier and footing system carry very different concrete volumes, form counts, dig depths, and labor hours. Lock the type first.

  2. Take off concrete in cubic yards

    Ready-mix sells by the cubic yard. Multiply length by width by thickness, all in feet, then divide by 27. Convert inches first, so a 4 inch slab is 0.333 feet. A 30 by 40 ft slab at 4 inches is roughly 14.8 cubic yards.

  3. Add a waste allowance

    NRMCA Concrete in Practice 31 says order 4 to 10 percent over the quantity calculated from plan dimensions, to cover contingencies. That puts the example near 15.4 to 16.3 yards. NRMCA puts mixer capacity at 8 to 12 cubic yards, so check your plant.

  4. Scope excavation and grading

    Dirt work gets its own line: strip and clear, dig to elevation with working room around the perimeter, handle the spoil, compact the subgrade, place gravel base, cut footing trenches. Excavated soil swells, so price the over dig and the swell.

  5. Take off footings, forms, and rebar

    These lines separate a real estimate from a concrete-only number. Footing concrete is its own volume: width times depth times linear feet, divided by 27. Forms go in square feet of contact area, with the labor to set and strip them. Rebar goes by bar size off the plan, vapor barrier by the square foot.

  6. Apply soil and access factors

    Neither shows on the plan, and both move the bid. Rock or hardpan slows the dig. Weak or expansive soil can force engineered footings, piers, or structural fill. Access decides whether the chute reaches.

  7. Anchor labor, then load it

    BLS puts cement masons and concrete finishers, occupation 47-2051, at a $27.41 median hourly wage. Then load it. BLS Employer Costs for Employee Compensation puts construction pay at $51.23 an hour worked in March 2026, of which $35.54 is wages, so employment cost alone runs about 1.44 times base wage.

  8. Add permit, pump, overhead, and profit

    Most jurisdictions permit and inspect foundation work, so price the fee plus the time to pull it. Add a pump line whenever a chute cannot reach. Then divide direct cost by 1 minus your combined overhead and profit rate. $20,000 direct at 30 percent bills at about $28,570.
